What You'll Be Doing

As a Sr Analyst - Real Estate, you will play a critical role in supporting Verizon Wireless Retail leadership at the territory level. Your primary responsibilities will include:

• Managing day-to-day rollout of new initiatives, processes, and procedures to retail leadership, including Directors, District Managers, and Store Management.
• Contract management, including accurate documentation, quotes, scopes, and negotiations.
• Overseeing capital and expense costs for retail stores and administrative buildings, as well as projections for future budgets.
• Managing the vendor partner, Cushman & Wakefield, that handles building operations at administrative buildings and campuses within the assigned territory.
• Setting and managing expectations with Cushman & Wakefield to ensure optimal vendor performance.
• Coordinating preventative and maintenance/repair work associated with retail stores and administrative buildings within a geographic territory.
• Maintaining relationships with Cushman & Wakefield, vendors, and landlords through regular meetings and clear communication.
• Owning various capital purchase order requests and approvals, including developing scope of work and strategic planning for best use of capital funds.
• Reviewing and approving all expense invoicing prior to payment processing.
• Notifying Cushman & Wakefield and billing coordinators of vendor changes, location closures or openings, and landlord changes.
• Initiating project work in existing retail stores, including minor remodels, wall removals, and showroom millwork replacements.
• Devising new programs to continuously improve quality, effectiveness, and value by seeking means to reduce annual facility costs.
• Training store staff on upcoming or new programs and processes.
• Serving as a liaison between store and administrative building personnel, as well as other groups such as Risk Management and Environmental Management.
• Ensuring that the Disaster Recovery program is in place for all retail and admin locations and that all locations are prepared for potential disaster scenarios.
• Coordinating with security vendors, cleaning up stores, and boarding up and securing premises in the event of a burglary at a retail store.

What We're Looking For

To succeed in this role, you'll need:

• A Bachelor's degree or four or more years of work experience.
• Three or more years of relevant work experience, preferably in retail facilities management.
• Retail facilities work experience, including minor electrical, plumbing, carpentry, and mechanicals.
• Experience managing retail leased properties of 2500 to 5000 square feet.
• Experience with contract negotiations.
• The ability to work nights and weekends, as needed.
• Experience in Project Management.
• Willingness to travel up to 75% of the time.

Preferred Qualifications

Even better if you have one or more of the following:

• Bachelor's Degree in Facilities, Real Estate, Construction, or a business-related major.
• Knowledge of Financial analysis and Budgeting.
• Knowledge of security systems.
• Strong office and computer skills, including Excel, MS Word, and MS Project.
• Strong verbal and written communication skills.
• Experience planning, organizing, and implementing activities; balancing multiple priorities to meet a demanding workload with strict deadlines while providing excellent service to the customer.
• Experience with facilities management software and systems.
• Certifications or memberships in related organizations, such as Connex, IFMA, or BOMA.
