Position Overview
As a General Manager with Team Outsider, you will play a critical role in leading our RV resort and campground operations. You will be responsible for providing world-class customer service, driving business growth, and leading a high-performing team. This is a unique opportunity to live onsite, be part of a dynamic team, and make a real impact on our guests' experiences.
Key Responsibilities
- Live Team Outsider's values while performing the responsibilities of your position, ensuring a safe, fun, clean, and family-oriented environment for our guests and team members.
- Ensure that your campground and its amenities are fully operational, maximizing camper-nights, registration revenue, store sales, and ancillary revenue while managing expenses.
- Drive growth and promotion of your campground's service offerings, developing unique local marketing efforts and community partnerships.
- Manage key performance indicators (KPIs) for your campground and team, reviewing daily reports and working to finalize weekly and monthly reports.
- Oversee expense management for your campground, including the submission of accurate weekly expense reports and tracking, managing, and directing all repairs, maintenance, and updates.
- Recommend, oversee, and implement capital improvement and other infrastructure projects, identifying and quickly resolving facility and property issues.
- Set priorities using camper reviews and clearly communicate adjustments to the team, knowing and being able to implement camper safety plans, fire and emergency plans, etc.
Business Development
- Own the business development and sales at your campground, developing unique local marketing efforts and community partnerships.
- Actively manage reservations to work towards 100% campground occupancy, using promotions, strategic pricing strategies, etc.
- Become an active member of the local community outside your campground, attending events and networking with local businesses, government groups, and organizations.
- Develop and maintain strong relationships with vendors, suppliers, and neighbors, bringing your ideas and recommending best practices.
Guest Services
- Manage all campground operations to ensure the highest level of guest satisfaction, going the extra mile to address and solve camper-related issues.
- Create and oversee unique and memorable onsite events for guests, such as live music, food festivals, and camper competitions.
- Proactively gather information on guests and their travel plans to find ways to "WOW" them, designing and implementing rules, guidelines, and best practices for the community.
Lead By Example
- Recruit, train, and lead your onsite team, managing and working alongside them to achieve specific goals and objectives.
- Lead professional development and cross-training with your team, performing weekly one-on-one meetings to track individual performance.
- Stay in tune with the capabilities and efforts of your team members, making recommendations for appropriate promotions and overseeing staffing and scheduling.
- Hold daily standup meetings to ensure clear communication with your team about daily priorities and process changes, conducting performance management reviews.
Requirements and Qualifications

- Industry experience and/or management experience with transferable skills.
- Excel at project management and business operations.

- Experience managing, developing, and motivating small to mid-sized teams.
Preferred Qualifications:
- Experience in the hospitality or campground industry.
- Proven track record of driving business growth and improving customer satisfaction.
- Strong knowledge of local marketing efforts and community partnerships.
