Title Examiner / Abstractor (Part-Time, Remote – NY Real Estate)

Role Description We are seeking a remote, part-time Title Examiner / Title Abstractor based in the Buffalo–Niagara Region (or with strong NY experience). The examiner will be responsible for conducting: • Full Title Searches • Chain of Title reconstruction • Review of Deeds, Mortgages, Assignments, Releases, Easements, Judgments, Federal/State tax liens • Public records research (County Clerk, e-Recording, court systems) • Title Commitment preparation (Schedule A/B, requirements, exceptions) • Curative work on defects, breaks, name variances, encumbrances, and municipal issues This role includes supporting the production of ALTA commitments, assisting with title clearance, and collaborating with processors, attorneys, and underwriters to ensure timely and compliant closings. Key Responsibilities • Perform current-owner, two-owner, and full 40-year searches • Examine legal descriptions, plats, surveys, easements, encroachments • Identify and resolve clouds on title, curative issues, and defects • Review and interpret title reports, municipal searches, tax certificates, court dockets • Prepare accurate and timely Title Commitments and abstracts • Communicate with processors, attorneys, and underwriters • Maintain strict compliance with ALTA Best Practices & NY DFS requirements • Use modern title production platforms and online recording systems • Provide exceptional accuracy, organization, and turnaround time Preferred Software Experience (Boosts Search Ranking) Candidates with experience in any of the following will be prioritized: • Qualia • SoftPro • Resware • RamQuest • TitleWave (Fidelity) • DataTrace / TitlePoint • Acris (NYC) • Erie County Clerk and NY public record systems Qualifications • 2+ years of Title Examination, Abstracting, or Title Search experience (preferred) • Strong understanding of New York Real Property Law • Ability to examine Chain of Title and interpret complex documents • Experience preparing Title Commitments and identifying curative issues • High attention to detail and accuracy in legal/financial documentation • Excellent written and verbal communication • Ability to work independently and meet deadlines • Experience with investor, DSCR, refinance, or purchase transactions is a plus • Paralegal or real estate law background is helpful but not required Why Work With Us • Remote flexibility • Light initial caseload while we scale • Work directly with leadership • Opportunity to shape the title department as we grow • Competitive per-file or hourly compensation Company Description716 Title Solutions is a licensed and insured title and escrow agency based in Buffalo, New York, offering innovative, technology-driven services to investors, builders, brokers, and lenders across Western New York and beyond.
